The rental crisis in South East Queensland has been a hot topic for some time. 

The COVID aftermath, huge levels of interstate migration and a lack of supply have seen vacancy rates at historically tight levels, making it tough for those seeking rental accommodation.

In Caloundra and surrounding suburbs, the shortage of affordable housing is a concern. There are approximately 246 properties for rent in the 4551 postcode and only 7% of these are under $500 per week. In our view, this is where the real rental crisis lies. 

New housing supply is desperately needed, along with a commonsense approach to encourage construction and investment.

Challenging lending conditions and reduced legislative rights for landlords are deterring property investment, one of the keys in boosting much needed rental stock.

From 1 July 2023, changes to limit rent increase frequency to once every 12 months will come into effect for all new and existing tenancies. Any rent increase after 1 July 2023 will only be valid if it has been at least 12 months since the previous rent increase.
 
While we acknowledge the struggle that renters are facing, these rent control measures introduced without industry consultation, run the risk of inadvertently exacerbating the situation, particularly by impacting the numerous ‘mum and dad’ landlords already facing rising interest rates and repair bills.

New rules around minimum housing standards coming into effect for new tenancies on 1 September 2023 and for all tenancies 1 September 2024 – while well intentioned – impose yet another layer of red tape for landlords to cut through and may result in the rental pool shrinking even further.
