The once humble southern Sunshine Coast suburb of Battery Hill is on the rise with buyers competing for homes and price tags matching those once reserved for its more salubrious surfside neighbours.
Battery Hill sales specialist, Eric Murray, has seen the startling transformation first hand, saying the market had finally woken up to the appeal of the suburb with its excellent lifestyle amenities and world class beaches on the doorstep.
“Its emergence has been quite amazing. People are surprised at how close they are to Dicky Beach,’’ Eric said.
“Existing residents are pouring a lot of money into their homes and the elevated areas are particularly sought after with their great ocean views.”
Just four kilometres north of the Caloundra CBD, Battery Hill is nestled between the blue-chip beach communities of Currimundi, Dicky Beach and Moffat Beach. It offers an old school beach village atmosphere with excellent cafes, shopping centre, family friendly tavern, health and other services, local golf course and a choice of quality nearby schools including Talara College, Currimundi State School, Currimundi Special School, Caloundra State High School and Meridan State College.
The recent record price of $1.2 million paid by a Western Australian buyer for a home in Vickers Street highlighted how Battery Hill was coming into its own.
Eric has negotiated a string of high-end sales including two properties bordering the golf course in Cooroora Street. One sold for $1.1 million and the other for $900,000 in just three days, representing a price growth of more than 30% in 18 months. A three bedroom home for sale by negotiation in Crusader Street is attracting waves of interest with dozens of prospective buyers attending open homes and two quality offers submitted within hours.
“We are getting hammered. Contrary to popular belief, the majority of interest is coming from local and Brisbane buyers, and mostly owner occupiers,’’ Eric said.
“It is a tightly held area and when we do attract listings the interest is incredible. The sellers are happy because of the competitive environment and buyers are queuing up because of the great location and comparative value.”
