After a relatively slow start to the 2016/2017 financial year due to external factors such as the federal election, the property market took a noticeable turn for the better leading into spring and finished on a positive note.
Henzells retained its position as the southern Sunshine Coast’s dominant full-service agency being officially recognised as the top-selling real estate firm across the Caloundra region, with sales volumes up 11% compared with last financial year.
Combining a laid back beach atmosphere with a modern, amenity-rich lifestyle, the southern Sunshine Coast is emerging as a destination in its own right, attracting increasing levels of enquiry from intra and interstate buyers.
Interest has been encouraging across all Caloundra suburbs with notable standouts being Little Mountain and Golden Beach which have enjoyed an increase in internet page views of more than 50% over the past 12 months.
Stock shortages throughout South East Queensland during the financial year has made it a more desirable market for sellers compared with other years. Average and median sales values increased in all market areas last financial year while average time on the market remains the lowest it has been in some time.
Growing interest in the area and the subsequent population influx has resulted in a very strong rental market with Henzells leasing in excess of 100 properties in the last half of the financial year.
The year has also seen continued high level of interest in quality property in Pelican Waters with the Waterside precinct now almost totally sold out and major interest being shown in the canal view and waterfront lots in the new Quays development.
Henzells strengthened its team with a number of key appointments across all areas of the business in the past 12 months.
Other highlights for the period include the launch of exciting projects including The Carlyle Terraces, at Pelican Waters which is attracting strong interest from the owner occupier and investor markets.
Meanwhile our holiday rentals team greatly increased exposure for property owners, integrating with holiday rental giant Airnb in addition to existing platforms Accom Caloundra, Stayz, HomeAway and TripAdvisor.
