In his 10-plus years with Henzells, Iain Simms has firmly entrenched himself as one of the Sunshine Coast’s leading property consultants.

Iain has amassed almost 300 sales for a combined value of well over $200 million and won the agency’s sales person of the year award eight times in a row.

While the results speak for themselves, it is doing the simple things well that makes all the difference for the former IT professional who made the successful shift to real estate in 2013.

There is no flashy sales talk or false promises with Iain’s approach to property, only a commitment to honesty, open communication and hard work that has led to one of the best records in the business for buyers and sellers.

One of Iain’s great strengths is the tireless effort he puts in to earn the trust of his clients, time and again. He firmly believes that a good agent is one who listens to and works hard for his customers, formulating a plan according to their objectives and budget and then seeing that plan through to a successful outcome.

Through the various market phases and fluctuations over the past decade, Iain has delivered consistent results by committing to making the real estate journey as simple and stress free as possible for his long list of satisfied clients.

The current trend he is facing is that once people move to the beach suburbs, they do not want to leave, meaning stock is hard to come by.

“The demographic has shifted, and we are now dealing with buyers of an older generation coming to the fore again who are after a more polished product,’’ Iain said.

“We need sellers like crazy. We have lots of buyers ready to commit and it is a good time to act with prices still being strong.

“The growth story for many suburbs has been very positive and I can see no reason why there would be any massive correction in coastal suburbs anytime soon.

“Anything within a few blocks of the beach is going to hold its value. We are still seeing multiple offers on all properties that go to market in these locations,’’ he said.

Born in England, Iain fell in love with Australia during a backpacking holiday in the 1990s, finally settling for the quiet life on the Sunshine Coast with his wife and their three children in 2005.

Outside of work he enjoys taking care of his acreage property and enjoying quality time in the outdoors with his family.
