The rule of thumb that property prices double every seven to ten years has long been a guiding principle in Australian real estate, but recent data from PropTrack reveals that some regions on the Southern Sunshine Coast are performing even better.
For example, Shelly Beach has seen its median house price double in just five years, reaching an impressive $1.825 million. Nearby Dicky Beach has experienced a similar growth trajectory, doubling its median sale price to $1.63 million in only six years.
Other solid performers include Pelican Waters where prices doubled in seven years to reach the current $1.34 median, and Moffat Beach and Golden Beach where the respective median sale prices of $1.42 million and $1.1 million also took only seven years to double.
Likewise, popular Battery Hill took just seven years to see prices double to the current median price of $965,000.
As reported by realeastate.com.au, a combination of affordability, increased demand, and investment in infrastructure was a contributing factor behind the rapid price increases in the boom suburbs.
Another price-driver for desirable destinations such as Caloundra and its surrounds was the pandemic which accelerated the trend of remote-working, expanding residential choice for some and prompting many to move away from urban centres in search of larger homes and better lifestyles at lower costs.
In our experience, limited supply and strong demand, especially for properties near beaches, canals and other major lifestyle assets such as the Pelican Waters marina, hospitals, schools and parks are contributing to a long-term trend of increasing property prices.
This accelerated growth is excellent news for both existing homeowners and prospective buyers.
