Record Prices For Hidden Coastal Gem

“Interestingly people don’t search for Shelly Beach. They hear a lot about Caloundra, Kings Beach and Moffat Beach, whereas Shelly is nestled right in the middle, literally a kilometre from all of them,’’ Clare said.

As one of the region’s most tightly held suburbs consisting of only 200 or so homes, Shelly Beach has seen 11 properties change hands this year. The median house price for the area is slightly over $1.3 million, and price growth for the year is nudging 11% compared to the national average of 4.3%.

Clare and Brittany recently negotiated the sale of a four bedroom, Hamptons inspired home in Simpson Street for a street record price of $1,810,000 within three weeks of taking it to market.

“It was a quick sale and went for over the asking price. Not a lot of listings come up in Shelly Beach and when they do, buyers move very quickly,’’ Clare said.

“A lot of locals live there and families pass their homes down through the generations.”

“It is a protected area that will never be built out with high rises or large-scale development. The average block size is also much larger than you would get in suburbia. It is a real hidden gem,” she said.
