Should I stay or should I go? To sell or not to sell? These are the questions we encounter almost every day at Henzells as clients contemplate their best way forward in one of the most interesting property markets in recent times. The reality is that there are no clear answers, as with all major decisions in life, and it comes down to individual circumstances and preferences.

Certainly it’s a great time to sell if you want a quick result and a good price. Demand has been high for property on the southern Sunshine Coast and, with border restrictions relaxing, it’s difficult to see this slowing down any time soon.

The flip side is, where are you going to go? The reason why supply is so tight is because once people move here, they never want to leave. Such is the enviable lifestyle on offer and all other important things such as excellent prospects for employment and education, a growing economy and great infrastructure.

In some of our traditional beach holiday strongholds, such as Currimundi, Dicky Beach and others, there are a number of properties that are largely locked up for most of the year and visited only on rare occasions. Owners of these houses might be asking themselves whether this is the best utilisation of a family asset. Let’s face it, $1 million, for example, could be put to any number of life-changing uses, not to mention funding a lot of family holidays in the future. Alternatively, places like these are prime for placing quality tenants and generating strong rental returns.

While a decent proportion of our enquiry comes from out-of-area buyers, the majority are still local and are made up of people looking to upscale, move laterally or downsize. Opportunities still exist, and the number of exciting projects coming online in Pelican Waters such as new land releases, the Signature Terraces, and The Cove development will do much to appease the healthy appetite for Caloundra property.
