Solid Quarter Reflects Positive Sentiment in Caloundra Property Market

The Sunshine Coast’s multi-billion-dollar infrastructure pipeline, lifestyle advantages and excellent jobs outlook continue to drive positive market sentiment, as evidenced by a strong quarter-year performance by Henzells Agency.

Despite some levels of uncertainty surrounding the looming federal election and the tightening of lending restrictions following the banking royal commission, the Sunshine Coast continues to outperform other property markets. 


The ABC has reported Sunshine Coast property values growing by 6.3 percent in 2018, compared to just 2.3 percent in Greater Brisbane and 3.8 percent on the Gold Coast.

At Henzells we have seen nothing to suggest the same positive trend won’t continue as cashed up interstate buyers head to our shores for the comparative affordability and locals revaluate their property goals in the region they love. 


In the three months to March 31 this year, the agency achieved 43 written sales to a total of $26.2 million. Our top residential sales results included a Kings Beach penthouse for $1.52 million, an acreage lifestyle home in Little Mountain for $1.2 million and waterfront property on the Golden Beach Esplanade for $1.05 million.


“Our experience has highlighted that there is plenty of optimism in the market,’’ says Kyle Davies, Henzells’ Sales Manager.


“Buyers are taking advantage of the excellent value, the variety of property types to suit all tastes and future growth potential.


“We find that sellers who set realistic prices and don’t sit on their properties for too long are getting great results.


“While there has been solid interest from local buyers, we are really noticing an influx of buyers escaping the southern capitals and turning to the southern Sunshine Coast to invest,’’ he said.


Meanwhile, demand for rental properties remains at its highest levels in years.  With a total of 2,332 rental enquiries last quarter alone, our properties are averaging approximately 48.5 enquiries each resulting in a total of 48 being successfully leased.
