Something For Everyone In The City Of Colour

As one of the region’s fastest growing residential, business and lifestyle destinations, Aura continues to shine as one of Henzells Agency's most in-demand locations.

‘The City of Colour’ situated in the southern gateway to Caloundra, is Australia’s largest new master-planned community offering affordable homes, a flourishing village atmosphere, over 200km of future bikeways, more than 700ha of conservation and park areas, the best schools at all levels, retail town centres and business parks.

In the decades ahead, Aura will be home to approximately 50,000 people living in 20,000 new homes, working in 20,000 new jobs and generating an estimated $1.5 billion per year for the local economy.

The community offers the best of both worlds, being close to the region’s famous lifestyle attractions such as beautiful beaches and coastal boardwalks, yet only a 50 minute drive to Brisbane along the easily-accessed Bruce Highway.

Henzells’ Property Sales Associate, Tyler McCready, who has just listed a duplex in family-friendly Nirimba for offers over $619,000 per unit, says demand is sky-high.

“It’s a sleeping giant, a lot of people are only now just starting to see the potential,” Tyler said.

“In the past month, there have been four listings for over $1 million and we have seen growth of more than 18% in the past financial year with typical 3 bedroom, 2 bathroom homes increasing in value from approximately $550,000 to $650,000,” he said.

Commercial Sales and Leasing Consultant for Henzells, Andrew Douglas, said business was also booming in Aura.

“With the city centre coming out of the ground and the new business park taking shape, commercial leasing and selling activity is thriving,” said Andrew, pointing to an 11% growth in commercial property values over the past six months alone.

“Industrial land is one of the rarest commodities on the Coast at the moment and this fills a much-needed gap.”

With the arrival of major businesses such as World Gym and Kennards Storage, and others including boutique brewery Brouhaha, McDonalds and Mitre 10 on the way, there is no doubting Aura’s appeal as a significant employment and economic hub.

Local residents, Nadine and Sean Mackle, are glad they took the plunge, with their family-owned maintenance business 'The Pool and Yard Man' going from strength to strength since opening a retail store in Bells Creek two years ago.

“For us it was an important decision as first home buyers. We wanted the right place for our family,” said Nadine.

“The amount of infrastructure going on at Aura, with all the parks and new schools, we saw it as a great spot to move to.”

“Once we did, we saw great potential for our business with how quickly the area was growing.”

The Mackles set up the pool supplies retail shop in October 2019, which grew from their successful on-road servicing business with clients from Caloundra to Noosa.

“With so many parks in Aura, many people are dedicating their yard space to pools, which is great for business and it’s only growing as we come into the busy part of the year.”

“We aren’t after a quick sale; we want customers for life so we put a lot of emphasis on excellent service and advice.”

“Aura is a great place to work, live and play,’’ she said.
