The southern Sunshine Coast property market continues to ride a wave of confidence, evidenced by a blockbuster month of activity at Henzells Agency. We have just completed a ‘Super September’ across all facets of the business, setting the tone for our traditionally busiest time of the year coming into summer.
We achieved nearly $17 million in sales comprising of land, residential and commercial properties with many going under contract after first inspection or within days of being listed! Residential sales have occurred across all property types and suburbs, ranging from units in the $400,000 bracket up to luxury homes nudging the $1 million mark. Four of the last remaining blocks of land were snapped up at Pelican Waters ahead of the pending release of a boutique collection of nine new lots at the island precinct in November or December this year.
Meanwhile industrial sheds, including the new Cooroy Business Park, are experiencing high demand from owner occupiers looking for freehold opportunities to investors due to its affordable pricing and attractive potential returns.
There has also been little rest for our property management team who are experiencing one of the busiest times in recent memory for both holiday and permanent rentals. Incredibly strong domestic visitation, aided by our own Drive to Paradise campaign, led to $310,000 being taken in holiday bookings in September. Our holiday properties are currently running at over 80% occupancy, compared to the 60% norm for this time of year. We have also placed a number of quality tenants into permanent rental properties, processing about 1,207 letting enquiries, many renting off market!
