Out-of-area buyers have woken up to the sleepy waterside suburb of Golden Beach, with record levels of enquiry flooding into the Henzells office from investors and owner occupiers looking for their own piece of paradise.
Golden Beach specialist, Iain Simms, says interest is at an all-time high, with approximately 100 enquiries per month being fielded for the tranquil haven on the shores of Pumicestone Passage.
In the last two months Iain has sold eight properties in the region, most being snapped up within days of going to market, many in multiple-offer scenarios
“Golden Beach is such a tightly held area. Once people move here they don’t want to leave. Supply is so limited that when something does come up for sale, the right agent and marketing can achieve a great selling price in a very short period of time,’’ he says.
“One home in Coronation Avenue had been lived in by the same owners for 45 years. Meanwhile, a modest two bedroom weatherboard cottage in Taylor Avenue sold within two days for $508,000 after receiving multiple offers.
“Buyers are happy to purchase at all levels of the market, but the quickest sales happen in the up to $500,000 mark - we have buyers queuing up for them.”
While locals have loved Golden Beach for generations, there is a new wave of out-of-area buyers being drawn to its lustre.
Only a handful of recent sales were to Sunshine Coast buyers, with most buyers coming from Brisbane but also the Darling Downs, Sydney and Melbourne, suggesting a greater understanding of the area in wider markets.
Golden Beach is in high demand for its family-friendly atmosphere, housing affordability and accessibility to beaches, shops and other amenities.
Exciting infrastructure development at nearby Pelican Waters, including the soon to be built town centre and marina precinct, complements the existing appeal.
Golden Beach’s natural beauty remains a major draw card, with the protected passage providing the perfect venue for sailing, swimming, fishing and more.
With low interest rates, a strong local economic outlook and stable political environment looking set to continue, Iain says he can’t see Golden Beach losing its shine anytime soon.
