What you need to know

At Henzells Property Management it is easy to find the perfect property to suit you. We manage a wide selection of properties from apartments to luxury waterfront residences.

Search our rental listings for available properties on www.henzells.com.au or simply register your interest with one of our property managers, and they will stay on the lookout for you. We also provide a list of inspection times for open houses.

Rental application

Should you be interested in renting one of our properties you will be required to complete a rental application form including the details of all those to be listed on the lease. It is crucial that all information provided is correct, as all applications are checked fully prior to approval.


A rental bond is a standard component of most rental contracts. Typically it will be of an amount equal to four weeks rent. The bond must be paid in advance and is held in trust with the Residential Tenancies Authority until the rental agreement has ended. The bond will then be refunded, provided the property is vacated in a satisfactory state with no damage.

Contacting your property manager

You can contact your property manager by emailing rentals@henzells.com.au or by calling our office on (07) 5491 2000. Should you wish to visit the office to discuss any issues with a property management staff member, please arrange an appointment time, as property management staff are frequently out of the office conducting inspections.


Henzells Property Management offers a number of convenient methods to pay your rent. It is your responsibility to pay rent in advance. Should you not be able to pay rent by the due date, you must contact your property manager. Please remember our lessors have financial commitments to meet and they rely on rent being paid on time.


Should your rental property suffer any damage or require repairs you must contact our office. For all general repairs complete a Maintenance Request Form and we will make appropriate arrangements (this form can be downloaded – see below). Repairs should only be instigated by a tenant if a genuine emergency problem occurs outside of office hours. Routine Inspections

Henzells Property Management will carry out periodic inspections on the property to ascertain the condition of the property and necessary maintenance requirements. This inspection also provides an opportunity for you to point out any problems or maintenance that you think may be necessary.

Breaking your tenancy agreement

Should you wish to break your tenancy agreement with Henzells Property Management, you must pay rent until the property is re-let to a suitable tenant, or until the end of the tenancy agreement, whichever is sooner. You must also pay for reasonable lessor compensation costs (normally equal to the first week’s rent or as otherwise agreed) and advertising costs expended by the office in the process of securing a new tenant.

Giving Notice

Should you wish to terminate your tenancy agreement, we must receive written notice. Time frames in relevant to the end of a tenancy agreement differ between fixed and periodic tenancies. Please speak to your Property Manager in relation to the notice required for your specific tenancy.

Contents Insurance

It is your responsibility to insure your own belongings and furniture. We strongly recommend you take out contents insurance to protect against burglary and theft.
